Our aim is to acquire, refurbish, and protect The Hoops as a multi‑purpose community asset.

This is a pragmatic, community‑first plan designed to protect the building, support local life, and create a financially resilient asset for generations.

The building offers exceptional potential, including:

A flexible hospitality space (gastro pub, café, hot‑desking hub)

A large commercial kitchen suitable for evening dining, takeaway, daytime bakery, or pop‑ups

A three/four‑bed flat for rental income or staff accommodation

Funding requirement

• Total needed: £600,000
• Tranche A: £500,000 (purchase + fees)
• Tranche B: £100,000 (repairs + fit‑out)

Repairs & refurbishment

• Flat refurbishment: £35,000
• Garden improvements: £10,000
• Bar/restaurant fit‑out: £55,000
• Professional fees & contingency: £20,000–£50,000

Funding structure

• Community share offer: £200,000–£400,000
• Grant funding: £150,000–£250,000
• Social investment loan: £50,000–£100,000
• Business Sponsorship: £100,000-£200,000
• Local fundraising: £10,000–£30,000
• Commercial lending: contingency only

Operating model

The CBS will own the freehold and lease the building to a hospitality/retail operator. Rental income will fund maintenance, improvements, and community benefit.
